Silhouette: The Effortless Real Estate Investment Solution

  • Is my investment secure?
    Yes. Your investment capital is secured against the property through our Agreement. Upon your request we will also register your interest on title of the lands. This is typically handled by the way of a caveat depending on the regulations imposed by the province where your investment is located.

  • What is an Investment Module?
    Oasis has broken down the total investment capital that is required for each project into Investment Modules. The Investment Module price tag is different for each project. Our only minimum investment is the cost of one Investment Module.

  • Do I receive monthly cash flow?

    Depending on the Project, we may or may not pay out cash flow on a semi-annual basis. Typically, prior to distributing cash flow, we will want to ensure that the property has stabilized and we have a strong reserve fund account to support any necessary upgrades the property may require.


  • Am I required to qualify for a mortgage?

    You are not required to qualify for a mortgage. Oasis Properties takes care of any mortgage qualification to purchase the property.


  • Who manages the property?

    Oasis Properties manages and insures that the property is fully occupied at the maximum rental income.


  • Who deals with tenant issues?

    Oasis Properties manages the property and takes care of any tenant issues or disputes.


  • What if a boiler breaks, or a stove quits, who pays for this?

    A reserve fund is established when we purchase the property to have as a contingency plan and to have funds available in case of any potential issues.


  • Do I receive the tax benefits of being a property owner?

    Yes. You will receive an annual statement in March, for the end of the fiscal year, which will be necessary to provide to your accountant when filing your income taxes.


  • Is my investment information private?

    Yes. Your information is completely private and confidential. You may view our privacy policy here.


  • How do I get a Silhouette investment package & proforma?

    There are three ways to get you the information about our Silhouette investment opportunities:

Lease to Own

  • How does the Lease to Own program work?

    We can continue to rent you the home with the exclusive right to purchase it at a later date.  Our tenants love it because it gives them time to save up for a larger down payment, time to clean up past credit problems and also time to try out the neighbourhood before buying.  We are obligated to sell to you; however, you are not obligated to buy.  100% of your down payment is credited towards the purchase price of the home, in addition to a portion of your rent (deferred down payment).


  • What other methods of down payment are accepted?

    Unlike most lending institutions, we accept borrowed funds for closing.  If you have a close friend or relative willing to lend you money for your down payment you can use that in our program.  We also accept trades.


  • What happens if I do not want to buy the house at the end of the lease?

    We have many different options; if you need more time we can extend the lease another year.  We can help you secure financing, or perhaps even be the bank for you. As a final option you can choose to walk away and owe us no more money; however, the money you have paid into the down payment is non refundable.  We want to deal with committed people and will work as hard as you to help you buy this house!

  • How much down payment do I need?

    We are very flexible with down payments.  We can offer you many options, and we will always do our best to work with whatever funds you have available.


  • What is a deferred down payment?

    Deferred down payment means that a part of your monthly rent cheque will be deferred towards a purchase deposit, should you choose to purchase the house at the end of your rental lease. For example, this means that on a $2,000 monthly rent, a negotiable amount such as $300 can be deferred upon each payment. Therefore, after a three year lease, this would accumulate to $10,800. Combined with an initial $5,000 (negotiable) down payment, this would amount to a $15,800 down payment on the purchase price of the house.

Terminology and Definitions

  • NOI - Net Operating Income

    A property’s operating income after operating expenses are deducted, but before income taxes and interest are deducted. If this is a positive value, it is referred to as net operating income, while a negative value is called a net operating loss (NOL).


  • Investment Yield

    The income return on an investment. This refers to the interest or dividends received from a security and is usually expressed annually as a percentage based on the investment's cost, its current market value or its face value.


  • Equity

    In the context of real estate, the difference between the current market value of the property and the amount the owner still owes on the mortgage. It is the amount that the owner would receive after selling a property and paying off the mortgage.


  • Leverage

    The use of various financial instruments or borrowed capital, such as margin, to increase the potential return of an investment.


  • Cash-On-Cash Return

    A rate of return often used in real estate transactions. The calculation determines the cash income on the cash invested. Calculated as: Cash on Cash Return = Annual Dollar Income/Total Dollar Investment.

    For example when you purchase a rental property, you might put down only 10% for a cash down payment. Cash-on-cash return would measure the annual return you made on the property in relation to the down payment.

     


  • Capitalization Rate

    A method used to convert an estimate of a single year's income expectancy into an indication of value in one direct step. This is done by dividing the income estimate by an appropriate rate. The relationship between Cap Rate (R), Income (I), and Estimated Value (V) is as follows:
    V = I / R
    I = V x R
    R = I / V


  • ROI - Return on Investment

    A performance measure used to evaluate the efficiency of an investment or to compare the efficiency of a number of different investments. To calculate ROI, the benefit (return) of an investment is divided by the cost of the investment; the result is expressed as a percentage or a ratio.
